What changes if the buyer pays cash, or borrows?

No lender, so no appraisal for a loan and no underwriting. A cash sale can close in a couple of weeks, and the things that most often derail a financed sale are simply not there.

  • Ask for proof of funds with the offer; it is ordinary to ask.
  • The inspection contingency usually still applies, so a repair conversation can still happen.
  • A lower cash offer is sometimes chosen over a higher financed one for the certainty. That trade is yours to weigh.
