Who is on my sale, and what does each of them see?

Four sides of a sale: you, the buyer, the lender, the title company. Everyone on it, sorted by side, with what they sent and what they are waiting on.

Why this page existsThe seller owns the room and decides who is in it; agents want to know how that works before they are invited.

The short answer

A home sale has four sides, and the room is sorted by them. People, documents, and mail all file under the same four folders, so the buyer's agent, the inspection report they sent, and the email it came with are in one place.

What it does

A home sale has four sides, and the room is sorted by them. People, documents, and mail all file under the same four folders, so the buyer's agent, the inspection report they sent, and the email it came with are in one place.

A prospective buyer is a side, not a person: their agent, the buyers themselves, who came to which showing, and their offer, kept together. When an offer is accepted, one press turns that side into the Buyer circle, and it can be undone, because contracts fall through.

If you are choosing a listing agent, the room keeps the agents you are weighing as cards, side by side, with what each proposed and your private rating. The agent you pick joins the room and never sees the others.

Four sides of a sale. Add a person to one, and everything they send lands with them.

How it saves your work

Who someone is (name, company, phone, email) is kept once and shared across any sale they appear on; what they are on this sale (buyer's agent, lender, closer) is kept with the sale. A person with no email can still be recorded, because the first fact you learn is usually a name.

Access is scoped in the database. A person invited into the room sees the side of the sale you share with them and nothing of yours.

How you use it

  1. Open People from the menu. Press "Add someone new", or let a booking or an email add them for you.
  2. Say which side they are on. Everything they send files there from then on.
  3. Invite them into the room if you want them working from the same page, or leave them as a record.
  4. When an offer is accepted, promote that buying side with one press.

What it won't do

It does not share anything with a person you have not invited. A record of someone is not an invitation.

It never merges two people because their names match. Matching is by email only, so two families' showings cannot be quietly merged.

Questions people ask about this

Can I add my agent?
Yes. Invite them and they join your side of the sale with the access you choose. If you were weighing several agents first, that comparison stays yours.
Can the buyer see my documents?
Only what you share with them. The database enforces it per person and per sale, not just the screens.
