What is Keighbor?
Keighbor is a home-selling organizer. It keeps your steps, documents, emails, dates, numbers and people together in one room, whether you're working with a real estate agent or selling on your own, and explains each step in plain English as you reach it.
What is a home-selling organizer?
A place for everything a home sale produces: the steps in order, the documents, the emails, the dates and deadlines, the numbers, and the people involved. Your agent, your lender, and the title company each have their own systems. A home-selling organizer is the seller's own. Keighbor is one.
Can Keighbor keep my whole sale in one place?
Yes. Your documents, your calendar, the people involved, the messages, and your own notes all live in one room, from the day you start to the day you close.
Does it tell me what to do next?
Yes. The Room shows one available next step, with a written guide behind it. You decide when to open or complete it.
Is Keighbor a real estate brokerage?
No. We don't list homes, represent buyers or sellers, negotiate, or take a commission. We make software and publish general guides.
Getting started
Can I start before I'm ready to sell?
Yes. You can use your Room to gather paperwork, work through the numbers, and start a getting-ready list while you decide. Nothing starts a clock.
Can I try it without paying?
Yes. Setting up your room and looking around is free, and there's no card to enter.
Is it quick to set up?
Yes. Answer a few questions about the home, and Keighbor can add supported information from public records. Setup usually takes about two minutes.
Can I stop partway and come back?
Yes. Everything saves as you go, and the room is waiting where you left it.
Working with an agent
Can I use Keighbor with my agent?
Yes. Invite them into your Room so you can work from the same steps, papers, and calendar. You choose what they can see.
Can I use Keighbor if I'm selling on my own?
Yes. The guides are written so somebody selling their own home can follow them start to finish.
Can I bring in an agent partway through?
Yes. You can add an agent at any point without losing the work already in your Room. You control their access.
Does the price change if I have an agent?
No. The tool does the same job and costs the same either way.
Pricing
Can I get my money back if it's not for me?
Yes. Tell us within 7 days of buying and we'll refund it in full, and you don't have to explain why. You keep everything you made. The one thing we can't refund is a document already sent for legally binding signature, because that can't be undone. The full policy is in our Terms of Service.
Is it a one-time price?
Yes. One price covers one home sale, however long that sale takes. No subscription and no percentage.
Are the guides free?
Yes. Every guide, calculator, and glossary term stays free, whether you buy the tool or not.
Will anything be charged at closing?
No. Nothing is added at closing and nothing is taken out of your proceeds.
Your state's rules
What paperwork does my state need to sell a home?
It differs by state, so we published the answer for each one: pick your state and you'll see every document a sale there commonly touches, who usually produces it, and the law behind it. It's free and we don't ask for your email. It's a compilation of published rules, not legal advice about your sale.
Do I need an attorney to sell my home?
Attorney involvement varies by state and by sale. Your state's page explains what is commonly involved. Ask a real estate attorney licensed in your state what your sale requires.
Can Keighbor help me fill out my disclosures?
Keighbor includes supported forms, plain-language explanations, and on-screen signing. Your state's page lists forms a sale there commonly touches. Ask an appropriately licensed professional which forms apply to your sale.
What actually happens in a home sale?
Get the home ready, set a price, tell people about it, show it, take an offer, get through the inspection and the buyer's financing, then close with a title company. Keighbor lays out all 18 milestones and 85 steps, and explains each one when you reach it. Every guide is free to read on this site before you decide anything.
Your information
Is my information kept private?
We don't sell personal information or share it for targeted advertising. Room access is set per person, so a buyer sees only what you share with them. See the privacy policy for service-provider, support, and legal access.
Can I delete everything?
You can delete your account yourself at any time. Signed records may be retained as described in the privacy policy and deletion policy.
Is it safe to sign documents here?
Documents are encrypted. When a document is fully signed, Keighbor seals it with a record of who signed and when.
When things change
If my sale falls through, do I keep my work?
Yes. If a deal ends before closing, your Room keeps the work you've already done. You can archive that sale and start a new one for the same home without re-entering your listing work.
Can my buyer and the title company use it too?
Yes. Invite them in, or let them keep emailing you. Their messages land in your sale either way.
Can I get help understanding an offer?
Your Room explains common parts of an offer in plain English, and defines terms where they appear. It doesn't recommend whether to accept, reject, or negotiate an offer.
